*Community
Manager Services:
ü
Establish
and implement building maintenance program.
ü
Develop
bid specifications for community projects.
ü
Obtain
bids for projects and present to Board for its action.
ü
Develop
contracts and assist Board in contractor selection.
ü
Supervise
contractors, e.g.: landscape, security, pool care.
ü
Train
staff for maintenance, cleaning, and pool care.
ü
Make
regular property inspections.
ü
Rules
and regulation development and enforcement.
ü
Enforce
deed restrictions.
ü
Initiate
and implement preventive maintenance programs.
ü
Coordinate
purchasing and pass through all volume discounts.
ü
Attend
Board meetings, serving a business advisor.
ü
Approve
all invoices for payment.
*Administrative
Services:
ü
Prepare
materials for annual meeting and election of directors.
ü
Advise the Board on changes in State law.
ü
Review
association insurance and keep owners informed.
ü
Maintain
owners records, directories, and mailing lists.
ü
Maintain
Association records.
ü
Handle
owner questions, problems, and complaints.
ü
Receive
and route applications for sales and leases.
*Accounting
Services:
ü
File
and update local and state reports and permits.
ü
Work
directly with the bank staff used by your Association,
ü
Reconcile
bank statements,
ü
Prepare
approved checks and post payments in the computer,
ü
Produce
the financial statement your Board of Directors receives every month,
ü
Maintain
all bills and receipt files,
ü
Work
with CPA to prepare taxes and annual financial review.
ü
Meet
with treasurers of many Associations to review and explain financial
reports,
ü
Trace
and make corporate tax deposits and handle year-end government tax
ü
Reports
on sub-contractors,
ü
Trace
certificates of insurance for all contractors and require that these
are in force
at all times,
ü
Work
closely with your community manager to monitor cash flow and budget
commitments
